How long will the inspection be?​

Every house differs in size and condition - most inspections take somewhere in the 1-1/2 to 3 hour range.

Can I attend?​

Yes! Clients are encouraged to accompany the inspector if they wish. If you cannot be there, rest assured the inspection report will include many pictures from the inspection along with explanations and recommendations.

Do you use thermal imaging?​

Yes! A thermal imaging camera (also known as an infrared camera) is a vital inspection tool and is used at every inspection. Check out the Gallery to see what thermal imaging can reveal! There is no extra fee for this, unless a separate thermal imaging report is requested.

When will the report be ready?​

Same day - always. We understand the tight timelines attached to real estate conditions. In some cases the report can even be sent out within an hour after the inspection.

​​​​Is there anything I need to prepare for prior to the inspection?​

Not really, other than feel free to come armed with any questions. It is helpful to know if there are any particular concerns you have, based on what you've already seen or from past experiences. Additionally, please mention any significant renovation plans. Feel free to bring a list of questions from a home insurance company.

Do you do mini-inspections?

The short answer is No. While there are often requests for this service when markets experience multiple-offer situations, anything less than a full inspection does a disservice to the purchaser. You may certainly book an inspection in a pre-offer situation, but it is a full inspection.

​​Are you Licensed?

Kevin has earned the Registered Home Inspector(RHI) andNational Certificate Holder(NCH) designations, the gold standard for home inspectors - click on the CAHPI logo for more.​​​ Unfortunately Ontario has not adopted a licensing system for home inspectors. In fact, there are no rules or regulations at all around home inspectors. As a result, there are many different home inspection associations across North America that happily collect a fee from members and provide them a home inspector title. You may find inspectors calling themselves "Professional" or "Certified". It is advised that you understand the real training and background of an inspector before you hire them.​​​

Another inspection firm quoted me a fee significantly less for the same service?

The service is not equivalent. An inspector's value is measured by their experience and training. Green Trust Services' fees are in line with other inspectors of similar background. Be wary of low inspection fees offered by part-time or newer inspectors. History has shown us that first time buyers often start by asking "How much will an inspection cost?" , while veteran homeowners ask "What is your background and tell me about your process?"

Can I talk to you before deciding to book an inspection?

Yes please do! Many clients are repeat customers for a reason. You are encouraged to ask questions about the inspection process and get a feel for the experience and service you are paying for.

Are you insured?

Yes. Green Trust Services is fully insured for both Errors & Omissions and Commercial General Liability. Insurance certificate is available upon request.​
