Inspection Scope

An inspection reviews the systems and components of the home or building:​​

Roof, Exterior, Structure, Electrical, Plumbing, Heating, Cooling, Insulation, Ventilation, Interior​​

This includes more difficult to reach areas such as attics and crawlspaces whenever possible.​​​​​ Although largely a visual examination, various high-tech tools will be employed including thermal imaging camera (infrared), moisture meter, circuit tester, drone, ladders, etc.​​

For Buyers

Pre-Purchase Inspection or Pre-Offer Inspection

The purpose of an inspection is to give you as much information as possible about the condition of the building to support your purchase decision. The focus is looking for major items such as a system near the end of it's life or not performing properly. There may also be older systems present that have insurability issues. Every house will have a variety of issues - an inspection will help put them in perspective by identifying them and providing guidance on repair, replacement, or remediation costs. Typically this is part of the purchase process to satisfy a home inspection condition, however in some cases prospective buyers will opt for this prior to making an offer.​​​​

For Sellers

Pre-Sale Inspection or Pre-Listing Inspection 

If you are contemplating selling, an inspection can help avoid surprises in the sale process. The last thing you want is to have an offer fall apart or your sale price to be negotiated down, after a buyer's inspection finds issues. Knowledge is power - be in the know by proactively having an inspection done before you list your property. A reputable inspector is crucial, especially if you plan to share the report with prospective buyers. This can even generate a larger pool of interested buyers.

For Homeowners

Post-Offer Inspection, General Inspection, or Problem Inspection

If you own a home, you may have a particular issue that needs investigation or want to know the current condition of the whole house. Alternatively you may have purchased the home without an inspection and want to plan for any upcoming repairs or maintenance that will be needed.
